Age
The age test
75.2% of Fremont homes were built before 1980, and Newark's median build year is 1975. Many of those doors are on old springs, cables and rollers that wear out together. In Hayward a quarter of the homes went up in the 1950s, so the door, the track and the springs there are often the same age.
The math
When two or three jobs at once tip it
Springs (from $200), cables (from $200) and rollers (from $250) on the same old door start at $650 together. A new door, with new track and hardware, starts at $1,500.
Keep it
When we say keep the door
If the panels are sound and one part failed, we tell you to keep the door. Noise alone isn't a reason to replace it: a nylon roller set from $250 quiets a door that grinds. One dented section is a panel repair from $300. In Fremont's Glenmoor Gardens, a new door may also need the homeowners association's design review before it is ordered.

Questions
Repair or replace questions
Is it worth repairing an old garage door?
Yes, when one part failed and the panels and track are sound. A single repair costs a fraction of a new door: the common repairs start at $200, against $1,500 and up for a new door installed.
Is it cheaper to repair or replace a garage door?
One repair is cheaper. Springs, cables and rollers on the same old door start at $650 together, and a new door with new track and hardware starts at $1,500. Once the panels are damaged as well, the new door is usually the smaller bill.
Can one damaged panel be replaced instead of the whole door?
Often, yes. One section starts at $300 installed when the maker still produces that panel and the color can be matched. On an older door where the panel is no longer made, we say so on the call and price the options.
Should the opener be replaced with the door?
Only if it is failing or has no battery backup. Since 1 July 2019 California requires battery backup on any residential opener sold or installed, and a new door may not be connected to an opener without one. A belt drive opener installed starts at $600.
