The median Oakland home was built in 1953, and 37.2% of the city's 191,713 homes went up before 1940. In the 94602 ZIP, which takes in Glenview, the Dimond District and Oakmore, the median home dates from 1938 and half were built before 1940. The 94619 ZIP around Redwood Heights is 71.5% detached houses and 69.7% owner occupied, with 44.1% of homes from before 1940. Montclair's ZIP, 94611, is newer, with a 1959 median, and the 94605 ZIP around Millsmont sits at 1952. Oakland households also keep fewer cars: only 20.5% of owner households have three or more vehicles, against about a third in San Leandro, Pleasanton, Milpitas and San Jose.

What breaks

What breaks in Oakland

Many Oakland garages were built for the cars of their time, and the door in the opening now was fitted to whatever the old frame allowed. That shapes the work three ways. Headroom over a pre-war opening can be tight, which decides where a torsion spring or an opener can sit and whether the door needs a low-headroom track. Where a garage meets a sloped lot or driveway, the door closes onto the slab at an angle, so the bottom seal and the cables wear unevenly from one side to the other. And an old wood door weighs more than a steel one of the same size, so its springs have to be matched to what the door weighs today, paint and repairs included.

Seals and ember gaps in the hills

Parts of the Oakland hills are mapped in the state's Very High Fire Hazard Severity Zone, and CAL FIRE redrew those maps in 2025, so check your own address on the state map rather than going by neighborhood. Where the fire-zone construction rules apply, they call for garage door gaps of 1/8 inch or less, with weather stripping along the bottom, the sides and the top. The rule covers new construction and covered work, not every existing door. In the hills, ask us about perimeter seals anyway: the bottom seal is on the tune-up checklist, and new side and top seals are priced at the door.

From Centerville to the Oakland hills

Redwood Heights is about 22 miles from the office, 30 to 39 minutes off peak by I-880 north, I-580 and SR-13. The Dimond District is 32 to 42 minutes by Fruitvale Ave, Glenview 33 to 46 by Park Blvd, Montclair 33 to 44, and downtown at City Hall 32 to 44. Those are off-peak figures, and I-880 north of Fremont at rush hour runs longer. On the way up we also cover San Leandro.

Questions

Oakland questions

How far is Oakland from your office?

Redwood Heights is about 22 miles from our Centerville office, 30 to 39 minutes off peak. The Dimond District, Glenview, Montclair and downtown are 23 to 25 miles and 32 to 46 minutes. I-880 north at rush hour runs longer, so call and we give you a time.

Can you fit a new door to a pre-war Oakland garage opening?

Yes. New doors are sized to the opening, narrow and low ones included. An opening with little room above it needs a low-headroom track, and you hear at the quote whether yours does. The header and jambs are checked before anything is hung on them. A new steel door installed starts at $1,500.

Do garage doors in the Oakland hills need special seals?

In the hills, ask us about perimeter seals. Fire-zone construction rules call for garage door gaps of 1/8 inch or less. The bottom seal is checked on every tune-up, and new side and top seals are priced at the door. Whether the rules apply to your house depends on the 2025 state map, not the neighborhood.

Is an old wood garage door in Oakland worth repairing?

Often. A sound wood door with one failed part is a repair, and a spring starts at $200, sized to what the door weighs now. When the wood is rotted along the bottom or split across a section, a new door is the better spend, and you hear both figures.

Which parts of Oakland do you cover?
