Housing
The housing in Union City
Union City was incorporated on 26 January 1959 by merging two older towns, Alvarado and Decoto, and then built out in a hurry: 30.5% of its 21,901 homes date from the 1970s, more than any other decade, and the median house was built in 1980. That makes it a younger city than Newark by a few years, with a second wave of 2000s construction, 11.3% of the stock, that runs newer openers. 57.8% of homes are detached and 64.7% are owner occupied. Decoto, founded in 1870, still has its original single-storey wooden cottages alongside the postwar tract and the townhomes near the BART station. Alvarado, founded in 1850, was the first county seat of Alameda County in 1853.

What breaks
What breaks in Union City
Cycles. 39.7% of Union City's owner households keep three or more vehicles, the highest share of the three cities we cover, and that is a multigenerational household signal as much as a parking one. A door serving three or four drivers opens far more than four times a day, and a standard 10,000 cycle spring on that door is finished in well under seven years. So a Union City door reaches its first spring change earlier than a Newark door does, and the rollers and cables wear down with it. On the 2000s houses the calls are remotes, keypads and openers. The other thing worth knowing is the route. Alameda Creek has exactly five road crossings between Niles and the bay, on Union City Boulevard, Alvarado Boulevard, I-880, Decoto Road and Mission Boulevard, so a Union City address a short distance from us in a straight line can mean running out to Thornton Ave or the freeway to cross. It's why Union City feels further than it is, and why we ask for the cross street when you call.

Questions
Union City questions
How long does it take you to reach Union City?
Decoto is about three and a half road miles from our office on Peralta Blvd, 8 to 11 minutes off peak by Thornton Ave and Paseo Padre, and longer at rush hour. The thing that stretches it is Alameda Creek, which has only five road crossings, so give us the cross street and we'll tell you the real window on the phone.
Why does my Union City door need springs so often?
Count the drivers. A spring is rated in cycles, and a door serving three or four cars uses its 10,000 cycles in a few years rather than seven. A 25,000 cycle spring is the fix for that, and we quote it next to the standard one.
Is Union City on the bay?
No. Union City has no bay waterfront. Rust on hardware here comes from a door sitting closed on a wet slab overnight through the winter months, when most of the year's rain falls, and a yearly look at the cables and rollers is how you stay ahead of it.
