San Jose is a city of mid-century tracts. Of its 345,066 homes, 52.7% were built between 1950 and 1979, the 1970s are the biggest single decade at 23.3%, and the citywide median is 1976. The older tracts are concentrated in a few ZIPs. In the 95124 ZIP around Camden and Union avenues in Cambrian, 64.7% of homes date from the 1950s and 1960s, the median is 1964 and 78.9% are detached houses. The 95127 ZIP, which takes in the Alum Rock area of East San Jose around White Rd, also has a 1964 median. The 95125 ZIP around Willow Glen holds an older core, with 22.4% of homes built before 1950. The 95120 ZIP, which takes in Almaden Valley, is the 1970s exception: 88.0% detached, 89.1% owner occupied, and 38.7% of homes from that one decade.

On a house from the late 1950s or 1960s the door in the opening has usually been replaced at some point, but the opening, the header and the spring anchor are original. Three jobs come up on doors of that age. A torsion spring gives out after years of daily cycles, and on a two-spring door the second is close behind. An opener of uncertain age either earns a repair, when the unit is sound, or makes way for a new belt drive when it is loud and slow. And worn rollers and cables make the door loud and uneven, which also loads the opener. In Almaden Valley the 1970s doors are a decade younger, and the same list arrives a little later.

Eichler garages in Willow Glen
San Jose has seven Eichler Homes tracts forming five neighborhoods: Morepark, Fairglen, Fairglen Additions, Hudson and Fairhaven, built between 1952 and 1963. Fairglen Additions, 218 houses in Willow Glen built from 1959 to 1961 on streets including Booksin Ave, Fairhill Ln and Andalusia Way, was listed on the National Register of Historic Places in 2019. In the Fairglen Eichler tracts of Willow Glen the garage faces the street, so a replacement door is part of the front of the house. Exterior changes on listed Eichlers fall under the city's Eichler design standards, so check with the city before choosing a new style, then bring us the style you settle on to quote.

The Alum Rock area around White Rd is 28 to 37 minutes by Mission Blvd and I-680, Willow Glen at Lincoln and Minnesota 30 to 40, Cambrian at Camden and Union 32 to 43 by SR-17, and Almaden Valley 38 to 53 by SR-87 and Almaden Expressway.
