Repairs in Fremont
What breaks here, and the fix
History
Fremont is five towns
Centerville, Niles, Irvington, Mission San Jose and Warm Springs merged into one city on 23 January 1956. The districts still build, and break, differently. Fremont covers about 78 square miles, larger than San Francisco, and 75.2% of its 81,579 homes were built before 1980, so most doors here hang in an opening several decades old.
Districts
Where in Fremont
Centerville and Glenmoor Gardens
The office district. Glenmoor Gardens went up from 1951 to 1966 in 32 tracts, about 1,900 detached ranch homes, and many of those doors are on late spring sets. Glenmoor's homeowners association runs a design review committee for exterior changes, so a new door there may need its approval first, while a spring repair changes nothing you can see from the street.
A few blocks from the office
Niles
A historic grid from the 1870s to the 1930s, with Victorians and Craftsman houses on small lots, plus mid-century infill. Openings are smaller and older, so we measure before quoting.
About four miles, 9 to 12 min by surface streets
Irvington
Mostly 1960s to 1980s housing, with district lines that are approximate on the ground. Doors of that age are into their later spring and cable sets.
About four miles, 9 to 12 min
Mission San Jose
Larger lots against the hills: the 94539 ZIP is 73.1% detached houses and 79.0% owner occupied. The Hayward Fault follows the Mission Boulevard corridor and creeps a few millimeters a year, which can rack a door frame out of square, so a door that binds on one side gets its opening checked before anyone talks about a new door. Same prices as the rest of Fremont, and no freeway leg on the way.
About six miles, 14 to 18 min
Warm Springs
2010s townhome stacks around the BART station that opened in 2017, plus older ranch pockets. Mostly opener and remote work.
Six to seven miles, 13 to 18 min
Ardenwood
Built from 1979 on, and the 94555 ZIP's median house dates to 1983. The work there is openers, remotes and a tune-up more than springs. West Fremont sits on young bay mud mapped by the USGS since 1978, and an opening that settled out of square is a common reason a door binds.
About four miles, 8 to 11 min

Questions
Fremont questions
Do you charge more for Mission San Jose or Warm Springs?
No. Every Fremont district gets the same prices as Centerville, where the office is. Mission San Jose is the far end, about six miles and 14 to 18 minutes with no freeway leg, and the drive changes the arrival time, not the bill.
Do you work on older Niles houses?
Yes. Niles keeps its historic grid of small lots, Victorians and Craftsman houses, and the garage openings are often smaller and older than a tract door. We measure the opening before quoting, so the part that arrives fits. Niles is about four miles from the office, 9 to 12 minutes on Mowry Ave and Mission Blvd, all signalized surface streets.
Where is your office?
4510 Peralta Blvd, Fremont, CA 94536, in Centerville, at Jansen Terrace a block from Central Ave and Glenmoor Drive. From I-880 it is exit 19, Thornton Ave, then Dusterberry Way to Peralta, about 1.7 miles. It's the same address as our Google Business Profile.
Are you open at night?
Yes. Open 24 hours, seven days a week. Call any time and we tell you when we can be there. A Fremont door stuck open at night or a car shut in the garage goes to the front of the list.
What does a spring cost in Fremont?
From $200 installed for a single torsion spring, and from $350 for both springs on a two-spring door. In Glenmoor, Centerville and Irvington, where most homes went up between 1950 and 1979, the second spring has run the same cycles, so we price the pair as well.
Which parts of Fremont do you cover?
All of it: Centerville, Glenmoor, Niles, Irvington, Mission San Jose, Warm Springs and Ardenwood. The office is on Peralta Blvd in Centerville, a block from Glenmoor Drive. Niles, Irvington and Ardenwood are about four road miles and 8 to 12 minutes off peak. Mission San Jose is the far end at about six miles and 14 to 18 minutes with no freeway leg. Call any time and we tell you when we can be there.
Does the Hayward Fault affect garage doors in Fremont?
Along Mission Boulevard it can. The fault creeps a few millimeters a year through that corridor, and over decades a door frame can go out of square. The sign is a door that binds or drags on one side. That's a frame adjustment rather than a new door, and we check the opening for square before quoting anything.
