Hayward's median house was built in 1972, the oldest figure of the four East Bay cities we cover, and the shape of the stock is different from the Tri-City: 25.3% of the city's 52,243 homes went up in the 1950s and another 9.1% before 1950, so a third of Hayward predates 1960. Mt Eden, in the 94545 ZIP, was founded in 1850 by farmers from Mount Eden, Kentucky, and annexed in the late 1950s. Today 62.7% of its homes are detached houses and 71.1% are owner occupied, well above the citywide 51.2% and 58.0%. Next to it, the 1952 Hayward Master Plan zoned Tennyson-Alquire low density, and the result is street after street of mid-century ranch houses with a flood-control greenbelt along their southern edge. A house from 1955 has had seventy years to go through a whole door, not just a spring set, and the door on it now is more likely to be a replacement of some age hung in the original opening than the door the house came with.

On a 1950s house the opening itself is the first thing to look at. The original garage was often built for one car of the period, so the opening is narrower and lower than a modern two-car one, and whatever door hangs in it was sized to the old jambs. How long does it take you to reach Hayward?
Tennyson Road is about nine road miles from our office in Centerville, 13 to 18 minutes off peak, and downtown Hayward is about eleven miles and 17 to 22 minutes. The direct route is I-880 from Thornton Ave. When the freeway is stopped, the Union City Boulevard and Hesperian Boulevard chain on the west side is the fallback.
